The Needham real estate market continues on a stable path with strong sales data for 2012. According to MLS data, there were more home sales in 2012 (compared to 2011), while the average home value in Needham continues to rise.
In fact, Needham produced more homes sales this year compared to any of the last four.
The Spring market continues to dominate the action in Needham with 63 closings alone in June. The Fall market also proved to be strong with several closings in Needham at the end of the year.
The Mitchell and Broadmeadow school districts were the catalysts in 2012 in Needham with the highest overall sale and per square foot pricing in the market. The Hillside school district also yielded a respectable overall average sales price for the year, while Newman basically doubled the number of sales of any other school district.
