So you might be wondering, safely from your home, why construction sites are considered essential work by the State. Most projects, if left completely unattended for weeks and months, could have large ramifications. Depending on where the project is in the process, you could have issues where the structure is compromised. Say for example – the house is framed, but there are no windows and the roof isn’t installed yet – oh and it’s a rainy spring. Wood framed construction is can handle some exposure to the elements, but after weeks you will find wood is warped and the plywood is rotting. That would all need to be replaced before continuing – at the homeowners expense.

Another example might be the house is almost finished, but not finished enough that the homeowners can move back in. Those homeowners are probably in temporary housing and that lease might run out. What are they supposed to do now? Obviously everyone is concerned about the health and well being of our workers and their families. So we are continuing work on job-sites with the conditions outlined by the Governor’s and the various towns.

You stumble out of your bedroom and down the hallway, leaving the sound of yelling children behind, making your way to the coffee pot.

If you think “We can probably make this work for another year or two” GO TO #3

2) You call up your dad’s friend, Rob, who is a very experienced real estate broker. “Hey Rob, we need a bigger house. Can you swing by and tell me how much our house is worth? It would be good to know what we can afford.” Rob says, no problem, and within a week you have a good idea of the value of your home. You can afford to upgrade.

The family had a “very specific set of wants and needs,” says vice president of business development & design Jessica Chabot, who took on the project. “The wife grew up on a farm, and was attached to that feel, but she also wanted a very modern aesthetic.”

To create the open, midcentury-inspired look the couple wanted, the team designed a home with high ceilings, light-colored walls, and simple trim. Chabot also focused on maximizing natural light within the space. For example, just as the team was getting ready to order windows for a small sitting area located off of the kitchen, Chabot saw an untapped opportunity. “I was standing in the house and the view was so great off the back, so I called up [the homeowners] and said, ‘Hey, why don’t we do floor-to-ceiling windows?’” she says. “It became a really nice feature in the space and makes it feel like you’re almost outside.”

Once the sun-filled structure was complete, Chabot set out to fill the space with a mix of modern pieces and farmhouse touches. In the living room, for instance, blue-velvet and leather sofas from West Elm pair with a reclaimed-wood mantle above the fireplace and the client’s own black-and-white farm animal photographs above the television. In the kitchen, white shiplap runs from the antique marble countertops up to the ceiling, while a neighboring bar area features a retro Walker Zanger backsplash comprised of colorful circles. For the minimalist master bathroom, Chabot added rustic flair by installing farmhouse sinks and incorporating natural common-pine shiplap. The end result of these marriages of opposites? A chic and cozy home with undeniable ease.

We were excited to be a part of the September – October 2018 edition of New England Home …………

It’s no mystery why white has become a perennial favorite for kitchens. White projects a pleasing sense of order and cleanliness, it adapts to just about every style from classic to modern, and it won’t clash with the palette of nearby rooms.

That said, a wise design team knows all that pale loveliness runs the risk of feeling cold and sterile. For the kitchen in this new home in Needham, Massachusetts, Jessica Chabot and Ryan McDonnell of Hawthorn Builders cozied things up nicely with just a few clever elements. Wood accents carry warmth throughout the open kitchen and dining area, from the pantry’s alder cabinets to the range hood to the rustic dining table to the doors leading to the porch.

Wood—in this case, walnut—makes an appearance, too, on the prep side of the kitchen’s large center island. Oil-rubbed-bronze light fixtures and cabinet hardware add more warmth, while blue leather island chairs whose backs sport a perimeter of nailhead trim lend a modern touch. “It has a classic feel, but it’s all updated a bit.” says Chabot.

The thirteen years that Ryan McDonnell has owned Needham-based Hawthorn Builders have been an education in an often complicated industry, a time period during which the former accountant and his business partner, Mathew Roth , turned a nascent real-estate company into a full-scale custom home building firm. Though McDonnell attributes much of their success to working with top designers and subcontractors, mastering the art of scheduling, and honing his communication skills, it was an out-of-the-ordinary situation that gave him one of the biggest insights into his business: after purchasing a 1930s English Colonial with his wife, Karen, McDonnell hired his own firm to oversee the renovations.

What You Need to Know Before Starting A Renovation

We frequently get calls from homeowners considering a home renovation project. The questions are often quite similar: Does the project make financial sense? Will I get what I invest in this project back when I sell the home? Is it worth the disruption? If I can only do one part of the project, which should I do?

We have learned a lot from the years that we have spent building homes and helping sellers and buyers in and around Needham. That experience has informed us and helps us guide those embarking on a project. We would like to share what we have learned:

Is My Project Even Worth It?

Homeowners often want to know what type of return they will get on the substantial investment required in remodeling a home.

We tell our clients when they are considering putting money into their home, they should examine where they are within their own personal life cycle. They should consider how long they plan on being in the home and how much equity they have built up. These answers will dictate whether it makes financial sense to invest in a renovation project. If the plan is to move in the next few years, it might be harder to recoup the costs, particularly if the economy is at the end of an up cycle in the market and a correction in the real estate market seems likely.

Given the generally consistent strength of the housing market here, investing in your home usually pays off in the long run.

Once homeowners consider the underlying value of the asset, they can move to the next phase of the decision-making process, which is how the project will improve their quality of life. Sometimes better quality of life can outweigh some of the financial considerations of a renovation project.

Which Projects Provide the Greatest Return?

Kitchens and bathrooms are always smart places to invest in a home, because families use those spaces so frequently, and because buyers look for – and value – updated kitchens and baths. It is worthwhile to note that these rooms are the most difficult and costly to renovate in a home because of the space requirements of appliances and fixtures and the frequent need to re-route plumbing and electricity.

We also find that creating open space is a popular option, with the kitchen/family connection remaining central to that space. Adding a fourth bedroom is also very good for resale value, as is a master suite addition.

Improving the energy efficiency of a home is popular and will pay dividends in the long run, providing energy savings and in some cases tax credits. These improvements can also make a home much more comfortable, as anyone who has invested in replacement windows and doors knows.

How Important Is Design?

Homeowners often downplay the importance of design. After all, they might reason, my home is not a museum or a complicated building. We believe a good design is essential to any project.

We like to consider how the space will flow. Does the addition make sense, given the existing conditions? A mudroom addition onto the kitchen might add value, but if the garage is not connected to the space to allow for a good flow, it might not be a great idea to embark on this type of renovation.

What Else Do I Need to Consider?

There are additional considerations before starting a project: Will my family need to move out during the project and has this been factored into the budget? Is this a better project for winter or summer, or somewhere in between (because some projects will take longer at certain times of the year)? Should I hire a design/build firm or an architect and contractor separately, and what are the cost and process differences between the two? Hiring a design/build team can lead to a lower cost and quicker project, with less conflict between architect and contractor, but some people prefer two separate entities.

Homeowners should also have a firm grasp on the building process and the expected timeline. For example, obtaining permits may take longer for a project if you are adding on to the footprint of the home, and may require a land survey.

It also important to consider other expenses that may arise during the project. For example, there may be lead paint in the home that will need to be safely removed. Consider where plumbing and wiring is going to run and what walls apart from the project area may need to be opened. It may be necessary to re-side or re-roof the whole home, not just the portion being updated.

Perhaps most important, find a trustworthy partner for your project. You will be beginning a journey that will continue long after the project is done. Follow-up and warranty items may need to be addressed months or even years after the project is complete. Homeowners should be confident that the person or company they hire can deliver on time and on budget with a high quality product.

Renovation projects improve our surroundings and make life better, but it is easy to get overwhelmed when contemplating one. Most everything can be fixed with time and money, but the goal should be to know how much of each will be required before the first hammer is lifted.

Congrats to Jess for her recent mention in the Needham Times and for her work with charity!

Jessica Chabot, principal design director at Hawthorn Builders in Needham, is participant in the New England Chapter of the International Furnishings and Design Association’s annual “Take a Seat” Design Exhibition and Charity Auction.

“Take a Seat” features up-cycled, one-of-a-kind chairs designed by local architects, builders, craftsmen and students of the furnishing and design industry. It aims to provide them with a platform to display their inventive and resourceful prowess and promote their craft while giving back to the community.

Chabot’s chair, “Foxy Lady,” is a mid-century barber’s chair that she reupholstered and polished before hand-painting a fox, hence the name.

The event kickoff took place May 2 at the Mitchell Gold + Bob Williams Boston Signature Store with a press preview and champagne reception. The chairs then travelled to Roomscapes in Rockland on May 9 and will remain there until they head to the Northshore on May 16, where they will be displayed throughout multiple stores located at 3rd Ave. Burlington. The gala and auction will be held at Royale Nightclub, 279 Tremont St., Boston from 5:30 to 9:30 p.m. June 1.

A new feature this year is the addition of smartphone bidding that will be available from the opening of the traveling exhibition through the night of the gala. The proceeds from the auction will benefit three local charitable organizations: Friends of the Children-Boston, the Lyceum Fellowship, and The Women’s Institute of Housing and Economic Development.

A Look Into Lighting

When it comes to discussing lighting (FUN!), we are used to hearing the term “wattage” as a means of describing light bulbs and the strength of the fixture. However, with the increase of LED fixtures as mainstream, this has brought a whole new ‘light’ to the terminology – see what I did there?

There is a new way to gauge electrical output: Lumens. Lumens measure brightness, whereas wattage is actually the amount of electricity used by the lightbulb or fixture. In the past, we would recommend 120 watts as an efficient amount of lighting for an average bedroom, which according to the conversion chart below, equals roughly 2,300 lumens. Luckily websites and lighting stores have fully embraced the change of verbiage, and you can find lumen output on most boxes. See the conversion chart below for addition information.

Along with the change in terminology, LED lighting itself is becoming much more versatile and wide-spread. The majority of fixtures are now LED, and what is exciting for us in the field, is that there has been a re-design of the candelabra bulb which is much less bulky and industrial looking. Works great for all the chandeliers with exposed bulbs!

Speaking of new lighting, below are a handful of my favorite picks for hot, new lighting fixtures. As you can see, brass is going nowhere fast and I am very much ok with that! What I also love is the incorporation of natural wood elements, as well as concrete. It creates such a warm feel, while still being elegant and stately.

Making the Team Better

At Hawthorn one of our core values is to make the team better. This ideal can be interpreted in many ways, but for us, the team isn’t just the Hawthorn staff. We think our clients and our vendors are part of the team too. Why is that so important?

When building a home, there are a lot of moving parts, decisions, and coordination that go into the process. Just like an engine, if one of the parts is not functioning properly, the whole process breaks down. That is why is so important to have the builder, client, subcontractors and vendors all working together. If one of those team members is not committed to the team, then it makes it difficult for the other members to accomplish their goals.

Recently we ran into a great example of this. A piece of material was fabricated correctly, but it did not quite work with the other aspects of the design. Two separate vendors jumped on the issue to see if they could figure out a solution to get the client and our vision accomplished. No hesitation, no finger pointing, just what needed to happen in order to get the issue resolved. Because of their quick action, we had the piece refabricated in less than 12 hours. That kind of problem solving only happens with there is a level of trust and loyalty among team members that inspires individuals to do what needs to be done to make the team better.

Recently, members of the Hawthorn team had the opportunity to attend the 2017 International Builders Show (IBS) and Kitchen and Bath Industry Show (KBIS) In Orlando. The show highlighted the design and building trends we will be seeing this year.

Customization-

From custom color faucets to home automation, customization is going to be a big trend for 2017. Technology is increasing at such a rate that you can have almost everything in your home automated now. Unfortunately, you still can’t ask your phone to make you a sandwich – maybe next year!

Color and finishes-

Multiple finish options in hardware and fixtures was a trend for 2016, but expect to see even more in 2017. Most of the major brands are doing all their products in a variety of finishes and colors.

Rustic touches-

This is another 2016 trend that will carry right into 2017 as well. Made very popular by the current home/design television shows, barn doors and ship-lap are still very popular design trends.

Contrast-

In the last couple of years gray has been the color du jour, but there is a definite move away from that in home interiors. Gray is still seen as neutral, but varying shades of white with contrasting colors will be more popular this year. Expect toned blacks and rich hues of purple and blue to take center stage.

Fashion Forward Thinking

I recently attended a design event at the Clarke showroom in Milford with Design Director, Jessica Chabot. The evening was full of Clarke goodness: social networking, a delicious dinner prepared on-site, and a captivating guest speaker, Richard Anuszkiewicz. Richard (for the sake of sanity, I will refer to him by his first name instead of last), services the Washington D.C. market as Director of the Kitchen and Bath Division and he was also featured as one of HGTV’s 30 under 30 in 2013.

His presentation last week, entitled, “Fashion Forward Thinking: Becoming a Savvy Designer” was geared around creating that “wow” factor in home design – abandoning the clichés in hopes of setting new, creative approaches to interior design. Within his speech, he listed out ten steps for successfully achieving this. Whether it be reconsidering the dynamic of families today – the need for in-law apartments and Ensuite living, or realizing that “yesterday’s luxuries have become today’s standards” -think soft-close drawer glides – there is a need for both creative and intellectual thought when designing today.

I decided to share some of the steps that seem the most relevant to Hawthorn Builders, from both an architectural and interior design standpoint.

Step 4 – The Hook : This was a new term to me in the context of design. What I learned was that the “hook” is your statement piece, the center of attention, something that people are drawn to. In the kitchen, it can be a decorative wood hood over your range, or the stunning kitchen pendants. In your built-ins, you can create “the hook” by your material choices and object placement. Together this will flow together to make that one unit, catch your eye.

Step 5 – Mood: A well designed room has a mood to it. This is often described as a light, airy and spacious feel. A positive mood in a home can be created by a few different design elements. One way to achieve this is by creating a comprehensive lighting plan. It is important to understand the different functions of lighting – utilitarian vs mood – and then place fixtures accordingly. Another way to design a spacious environment is to lay off on cabinets. Open shelving is very popular right now, although as a style it is not for everyone. An alternative to open shelving is keeping some walls free of cabinets, or not putting so many next to the hood.

As I work through my notes from Richard’s presentation, I realize that there are many more tips and ideas that I would like to share. Stay tuned for additional insight and detail on the way to enhance your space to the max!

Cement Board : A New Concept to Siding

To summarize, James Hardie is fiber cement siding composed of high quality raw materials with proprietary additives that enhance this material in ways that make it ideal for exterior application. What sets them apart from other forms of siding is its ability to withstand the elements. The cement composition makes it durable to endure storms and harsh weather, protecting it from swelling, warping, cracking and mold damage – all potential issues for wood siding and trim. We learned that James Hardie manufactures its product specifically for the climate where it will be installed. This means that we Northerners have a selection of product that is engineered to withstand our tough winters and steamy summers. Due to this resiliency to climate and moisture, the overall maintenance of the product is far less than any other kind of siding. Another perk is that it is insect proof!

If you are thinking of using James Hardie products for your home, there are a few styles to choose from. Previously it was limited to their standard alternative for clapboard, HardiePlank Lap Siding, which you can see in a few of Hawthorn Builders newly constructed homes , however James Hardie has now introduced HardieShingle siding and HardiePanel Vertical siding. All of these are available in multiple finishes from beaded to stucco. More recently, the company has been trying to incorporate their exterior trim package, HardieTrim and Fascia and HardieSoffit, into their mainstream products. At Hawthorn Builders, we were interested in learning more about their exterior trim which includes: moulding, sills, crown and caps; all of which are offered in a multitude of appealing trim colors.

Speaking of color, another huge advantage of using a cement based siding, is its color retention. The unique fiber cement material creates a base for color that withstands heat, which ultimately can lead to fading in vinyl and painted wood siding. In fact, it’s been proven that the color lasts 30-40% longer than painted wood siding. With a 15 year warranty, the James Hardie color also withstands cracking, peeling and chipping. With a current average of 15 – 20 colors, the company anticipates bringing on much more color customization in the near future.

While James Hardie is one of several options for exterior siding in the market, we were impressed with the quality of product, presentation and customer service that James Hardie represents. Stay tuned for updates on upcoming products that feature James Hardie products.

As Operations Manager, Gary is responsible for overseeing our accounting and finance functions. Additionally, he provides site supervision assistance out in the field for our custom home builds and renovations.

Gary holds bachelor’s degree in finance and a master’s degree in accounting from Siena College and joins the team with five years of experience in the field of accounting. Prior to joining Hawthorn he worked as an auditor and later as an accounting consultant. Additionally, Gary has ten years of experience doing exterior home remodeling and renovations. During this time he gained exposure to various skill sets including: framing, roofing installation, siding installation, window installation, and electrical work. He and his wife currently live in Natick where they are doing a full renovation of their home.

Hawthorn Builders is both proud and honored to announce that we have officially broken ground in Wellesley! Having sourced a lot on Tanglewood Road, demolition is complete and we anticipate framing to begin next month. At the current time, architectural plans are final but there is still time for a new buyer to customize the finishes. The current project scope highlights a spacious first floor with formal living and dining room, separate playroom/office and gourmet kitchen. The second floor features a master suite with dressing room and luxurious master bath, four additional bedrooms, plus a bonus space with its own separate staircase off the mudroom ideal for an au pair or in-law suite. The basement includes an open playroom, gym, bedroom and bathroom. A wrap-around farmer’s porch and screened porch completes the exterior. Needham Sales by School District

When it comes to Needham real estate, elementary school district is as much a part of the conversation as bedrooms, bathrooms, square footage and renovations. In most cases buyers want to know which school district a house is in before even getting to the other specifics about the property. For buyers moving within Needham, this is often important if kids are currently in one of the schools and the buyer is seeking continuity. For buyers coming from out of town, we often find that there are some preconceived notions as to which school district is best from a real estate perspective. Let’s look at the numbers for 2015 and see where buyers spent their money and what they got in return.

Of the 366 sales of single family homes (per MLS), 35% of them sold in Newman. This is not a surprise as Newman is by far the largest of the five districts and also had 35% of the sales in 2014. What may be a surprise, however, is that 18% of the sales were in Mitchell, which is the second smallest district next to Eliot and had only 14% of the town’s sales in 2014. Broadmeadow, which is significantly larger than Mitchell, only represented 19% of the total sales in 2015.

Newman’s $1.132m average sale price is up 13% from last year’s mark of $999k. This is in no small part bolstered by a record 13 sales above $2m (including two sales above $3m). Additionally, there were 38 sales above $1m in Newman, which is the same total as a year ago. The difference in the mix this year is the $2m+ market as there were only three such sales in all of Needham in 2014.

The largest difference in average sales year over year was in Hillside. In 2014, Hillside was supported by 18 sales above $1m and had a town high average sale price of $1.027m. In 2015, the $1m+ sales dropped to nine and the average sale price dipped by 18% to a town low of $844k. Mitchell’s average sale price jumped 6% to $994k, which is slightly below the town average of $1.006m. Eliot and Broadmeadow prices increased by 3% and 1%, respectively over 2014 marks.

Coinciding with Hillside’s decline in average sales price is an increase to its price per square foot, which rose from $345 in 2014 to $380 in 2015. This is reflective of the shift in the mix of homes selling in Hillside during 2015,as smaller homes generally have a higher price per square foot. Mitchell is next at $368 per square foot. The other three districts were all below the town average of $357 per square foot with Eliot coming in at the lowest with $336 per square foot.

From a days on market perspective, Mitchell was the district with the fastest absorption rate at 35 days, well below the town average of 55 days and 12 days quicker than the next shortest turnover: Hillside at 47 days. Newman’s homes took the longest to sell at 66 days, but this is not surprising given that there are fewer prospective buyers looking at homes greater than $1m and even fewer when considering the 13 homes that topped the $2m sales mark. Note: MLS now tracks both days on market and days to offer with the latter being a more telling number as to how quickly the market absorbs a property. Stay tuned next year for the first full year of that data being available.

The average size of a Needham sale in 2015 was 2,973 square feet. Newman and Broadmeadow both averaged above 3,000 square feet with the smallest homes selling in Hillside at an average of 2,320 square feet.

On an overall basis, buyers got the most house for their money in Eliot, where 51 buyers purchased homes close to the mean in size but for 6% less on a per square foot basis than the town average. Buyers spent more and got more in Newman, and year over year numbers indicate that this is a trend rather than a 2015 statistical anomaly. Otherwise, there are pros and cons to the remaining districts in terms of value. You may spend less in Hillside, but the house is smaller and the price per square foot is higher. Mitchell is no bargain at an average price close to the mean but a price per square foot that is 3% higher than the rest of the town combined. Broadmeadow is closer to Newman in price and price per square foot, but the homes and lots are generally a bit smaller.

All in all, 2015 was a very strong year for Needham real estate. We’re counting on this trend continuing into 2016 and beyond and we will be here to recap the numbers next January. Happy New Year Needham.

While examining both the existing regulations as well as potential new regulations is clearly important for both the stability and evolution of our town, we believe that it is also imperative not to over generalize what is happening in the market.

At Hawthorn Builders, we are celebrating our tenth year of developing homes in Needham, and we thought it was a good time to present a few important, and perhaps overlooked, viewpoints that are relevant to this collective discussion.

The first is the popular belief by some residents, including a recent contributor to the Needham Times, is the housing stock being replaced by new construction would otherwise be sold to potential buyers looking to enter Needham at a lower price point. The reality, in our experience, is that the vast majority of the homes being torn down are functionally obsolete and many are not habitable in their current condition. They were built with designs, materials and techniques that have been significantly improved upon in recent years. They often contain hazardous materials such as lead paint and asbestos which are expensive and intrusive to remove. These homes are being marketed and sold to developers because their sellers understand that that today’s buyer is not likely to buy a home that has not been updated in decades, i.e. with little to no insulation, original windows, an obsolete, inefficient heating system, a small kitchen, low ceilings, asbestos flooring, little closet space or any combination of these and other characteristics of many post World War II homes which make up the majority of the town’s teardowns. A functionally obsolete home being sold for its land value is not and should not be a viable option for an end user in the same price range. The costs to bring such a home to today’s standards are overwhelming.

When we meet with a potential seller about their home, if we believe that the property is not a teardown and that the homeowner would benefit from selling the home through the traditional real estate market, we will make that recommendation. Usually, this is when the home’s overall value is considerably more than its land value and it is worth the additional costs and hurdles associated with a market sale. Multiple homeowners who first approached us as developers have elected, based on our advice, to list their property on MLS. Ultimately however, it is the decision of the seller to do what is best for them and their family with respect to selling their property and sometimes this means a private, hassle-free sale at market value.

Another preconceived notion is that new construction represents a change in Needham’s community for the worse. Many new construction projects, including the majority of ours, are custom, which means that an end user is attached to the project from acquisition, through design and on to completion. These are families who recognize the benefits of our community and are making a long term investment in its future. In many cases, those building new homes are already your neighbors in Needham and are moving from their starter home to a new home that better suits their growing family and standard of living. In one instance, a customer elected to tear down their existing home of ten years in order to build a new home on their lot so as to stay in their neighborhood.

In all cases, these new homes, while larger than the homes they are replacing, are being designed and built with care, attention to detail and with all of the benefits of today’s building practices. Often, the larger homes have smaller carbon footprints than the homes they are replacing and they require less energy to operate. The next time you pass by a large, new home, consider that it may be heated and cooled using geothermal technology rather than a 50 year-old oil boiler with an efficiency of under 80 percent. New construction, as a result of stringent building codes and the willingness of consumers looking to employ green technology, is helping to make the community a healthier, more energy efficient place.

Our experience in other towns where regulations and restrictions are tighter have often resulted in design challenges that fall outside the intended goal of the regulation. This exists because it is difficult to create zoning by-laws that apply universally. What may make sense on a lot of one shape or size may not hold true on another. This is why Needham has different regulations for lots of different sizes and configurations. Arbitrarily restricting development on these lots will lead to fewer creative design options (i.e. if side setbacks are increased, front elevations may be forced to be dominated by the garage because there is little room for anything else). These inferior designs could ultimately turn off some end users in the market and/or render certain lots undevelopable. If redevelopment is no longer an option for these obsolete homes, their values will decrease significantly.

In the end, the strength of any real estate market is predicated on supply and demand. If there is enough demand for a product, then sales will continue to flourish. If a consumer does not want to buy a home because it is too large or they do not like the design, they can cast their vote in the marketplace by buying something else that fits their needs. If a seller does not want to see their home torn down, they can take measures in their sale to prevent that. There is currently steady and healthy demand in all segments of the Needham real estate market. This should be seen as welcome news as it will allow our town to continue to prosper. It is important to understand that placing certain restrictions on development will have an adverse effect on overall market values which will ripple through the real estate market. This ripple will be felt by all residents as well as our businesses and restaurants.

At Hawthorn Builders, we look forward to the next ten years of adding value in our community while also understanding that there is always a need to look at where we are and whether it makes sense to make any changes. We are happy to continue to deliver quality, custom homes in a market where there is great demand. We consider this a testament to the tremendous town that we call home.

Holiday House Tour

On December 6 ^th , the Women’s Club hosted its 18 ^th Holiday House Tour, which celebrates some of Needham’s finest homes. Two of the six houses on display were past clients of Hawthorn Builders. Located on South Street and Webster Street, the latter was a custom renovation project which began in February 2014. The scope of work included a master suite addition, first floor open concept with total kitchen renovation, as well as multiple other re-designs throughout the space. Hawthorn Builders is thankful that both homeowners were gracious enough to open their home to the public. Design Director, Jessica Chabot and I had the privilege of assisting the home on Webster street set-up their holiday décor – although this crafty homeowner had some amazing ideas of her own!

Boston’s First Home Decor Show

Last Thursday I attended the first Boston Home Décor Show held at The Cyclorama, Boston Center for theArts. Hawthorn Builders’ Design Director, Jessica Chabot, and I headed into the South End to preview this kick-off event which featured contemporary, modern and antique displays of art, design and furnishing. Overall the concept of this show was to capture the evolution of the market and include a broad range of historic, modern and contemporary furnishings, fine art and design, offering everything from antiques to the finest in today’s home décor.

The venue was a perfect place for such a display of intricate art and high-end collections. While artists and their work seemed to be the favorite, we were fortunate to arrive in time to catch the keynote speaker, Matthew Patrick Smyth. Smyth, who was there to sign his book, “Living Traditions: Interiors by Matthew Patrick Smyth,” has been recognized by New York Magazine, Traditional Home and Elle Décor. I found his presentation to be intriguing and personal. He provided a slide show to represent his honest designs throughout the last few years, including his own NYC apartment and CT country home. What I enjoyed the most was his ability to incorporate “collections” into design. Often thought of as “knick-knacks” or clutter, there is something to be said about the personalization of design in a home. More importantly, I saw this as a skill that not all interior designers have – to incorporate meaningful pieces in a way that doesn’t look like chaos. Along with this, he provided additional tips for designers and a how-to approach to styling a client’s home – “true, fine design is attention to detail”

I felt that the Boston Home Décor show did a nice job incorporating both new and old – together in a beautiful and artistic way. The first show was a success because it is already scheduled to for its second year, next November 2016.

Keeping Up With Your Home

For years, Hawthorn has placed a strong emphasis on developing and maintaining long term relationships with our customers. As we have grown and years have gone by, our family of “non-current” customers has expanded. In an effort to provide resources to meet the needs of our customers who have been in their houses for over a year, we continue to grow our home maintenance division called Hawthorn Management. Subscribers to the home maintenance program have access to our employees, subcontractors, vendors and suppliers just as they did during their project and the ensuing one-year warranty period. The program is managed by Chris Ziegler, our VP of Home Management who is experienced in all phases of residential construction and customer service. Chris is the point of contact for all home maintenance related concerns and provides a timely, hands on response to our customers’ concerns.

For the past few years, we have offered the home maintenance program to subscribers outside of our existing customer base. For an annual fee, subscribers have the same access to our network of resources as our existing customers. Rather than searching the web or calling friends for references, subscribers call us and we coordinate and oversee the resources necessary to address the task at hand. All labor and materials are billed at our costs plus an eighteen percent management fee.

Accessories and accent pieces are often overlooked in design, but they can actually offer more personalityy and character to a space. I think its important to select accent pieces that fit your personal style and can bring a sense of whimsy. Another option is to incorporate a couple select pieces that spark your interest and intermingle them throughout your home. A perfect example of this is the Pavo Table from Anthropologie Home. It’s a whimsical side table meant to look like a peacock, however it has a well balanced design so as not to seem too over the top. Another fun accessory inspired by nature are ceramic animal heads. Not necessarily for everyone, but they can add a nice sculptural piece in a monotone color and play off of other items well. Consider framing the head in a picture frame as shown in the nursery. You can also opt for a smaller item to bring out when entertaining, like these Jonathan Adler Brass Bird Bowls seen below – functional and fun!

Celebrating Surfaces and Design

Celebrating ASID’s 40 ^th birthday, the event was New Orleans themed with a jazz band and southern inspired cuisine, all held in their beautiful showroom.

Their showroom boasted samplings of many other surface material, including Silestone, which I found out is a compound made of 93% natural quartz making it exceptionally hard and resilient. It is the first and only quartz worktop with anti-bacterial protection, giving it hygienic properties that are unique on the market.

Overall a fun and informative evening that offered some insightful new design ideas!

Our own Design Director, Jessica Chabot is excited to team up with me to assist in our blog postings. We would like to introduce a new weekly segment called, “Obsessed: What I Love Right Now.” This is a great opportunity for our followers to get a glimpse inside a designer’s world, and be in the know about home design trends. Our first obsession is below – lighter stained hardwood floors.

More and more our clients are straying away from ultra-dark stained floors. I am completely in love with Curly Birch Wide planks floors as seen in the picture. The lighter, warm tone is very inviting and compliments any color palette in the home. Plus they have the added benefit of hiding dust, scratches, and lint from the everyday comings and goings of a busy family.

Spotlight on: Kitchen Renovations

Needham resident, Mary Hensley, recently renovated her 1930’s home by adding an upscale, modernized kitchen which was designed and installed by Hawthorn Builders. With the project now complete, Mary was kind enough to spend some time discussing the process, as well as sharing some amazing before pictures. “It was all about the wall and connecting the kitchen to the formal dining,” Mary told me as we sat in her new, bright and open kitchen. Before this renovation, her kitchen, which had not been updated since the 70’s or 80’s, was separated into two rooms, leaving her actual kitchen small, dark and cramped. The formal dining room was, in comparison, over-sized for what they needed with built-in hutches taking up space.

Starting in October 2014 Mary teamed up with Hawthorn Builders to begin the design process. At first Mary had reservations about removing the wall and opening up the space, “I was concerned about losing the formality of a recognized dining room, but after going through the plans and thinking it through, I realized that open concept would actually work better for us.”

Working with Hawthorn’s Design Director, Jessica Chabot, was helpful in getting Mary started with a layout of space and preferences, “The design phase can be overwhelming at times, but with the right guidance it can become exciting. Collaborating with Hawthorn was wonderful because they respected my ideas. They also gave me enough time to make important decisions but kept the project on track.”

Having wrapped up a month ago, Mary couldn’t be happier, “Even a small kitchen requires a great deal of careful planning, and I felt our renovation received the same attention to detail as a large kitchen in a newly built home would have received. There is a lot of work involved from plumbers to carpenters to cabinet hardware, and all aspects were given equal attention.” One of the most important aspects, Mary noted, was that none of the windows had to be removed. In addition, the project scope included new cabinetry, including an island, upgraded appliances, new counters and backsplash tile, all new plumbing, and updated lighting. The whole space is brighter and much more inviting. In fact, her girls are often found doing their homework at the island and the entire family gathers in the kitchen more than ever. “Even though we didn’t change the footprint of the house, it feels like we created an addition, and it was completed on time and on budget!”

Meet Chris

Hawthorn Builders would like to make a long overdue introduction to one of our Project Managers, Chris Palenscar. Chris has been with Hawthorn for five years now and has recently completed a series of large scale renovation projects in Needham and Newton. Below is a quick Q & A with our hard-working teammate.

CP : I started doing carpentry at the age of 16 working for an architect in Topsfield, MA who was building his own house. Looking back, my twin brother and I have always been interested in carpentry and began doing small projects around our childhood home at an early age.

When I was 22, I got a job working as a carpenter for a design/build company based out of Newburyport, MA. This was my first full job time exclusively doing carpentry work. After a couple of years, I moved up to lead carpenter and stayed there for 5 years. From there I relocated to Attleboro, MA and started my own company, Palenscar Building and Remodeling. I spent years doing small renovation projects (including custom decks, kitchen, bathroom and basement remodels).

My relationship with Hawthorn Builders began 3 years ago when my older brother introduced me to Ryan who offered me a job doing built-ins and interior finish work for the company. Approximately a year ago I was given the opportunity to complete estimates and oversee large scale renovations and additions as a project manager.

LP: What would you consider your specialties?

CP : I would consider my specialties to include custom built-ins, interior finish work and an overall strong understanding of the construction process.

LP: What is your favorite part of your job?

131 Grant Ave Revealed

Hawthorn Builders is proud to unveil 131 Grant Ave in Newton – a custom renovation that took this historic structure down to the bones and modernized it with today’s amenities.

Having acquired the property in May 2014, this rehab was a multi-layer process that involved preserving as much of the original exterior and interior elements as possible. 131 Grant Ave was built in 1880 with a stucco exterior and interior that had remained mostly untouched since the 1970s.

When discussing the timeline with Hawthorn Builders Project Manager, Chris Palenscar said, “My favorite part of this project was when the interior trim started. The exterior renovation, of matching existing stucco to new, along with the framing created some difficulty. Re-framing an older house can always have its challenges, but when you see the finish work going up, it all starts to come together.”

Preserving the old was a crucial part to this renovation; fabricating moldings and doors to match existing pieces. “The main staircase is such a signature piece that we decided to make balusters that match rather than install today’s style,” said Hawthorn Builders owner, Ryan McDonnell. “This is really what exemplifies craftsmanship, when you put high attention to detail in order to restore or replicate an original.”

The renovation of this historical home included revising the first floor layout to include a larger kitchen, direct access to the basement and kitchen from the front foyer, and the addition of a master bath and master closet on the second floor. “With an older home, it’s really important to make the space feel updated and modern, but retain the same feel as the original finishes might have felt 100 years ago” said Hawthorn Design Director, Jessica Chabot. “Marble in the bathrooms, clean classic colors, and vintage style lighting all combine to accentuate the original character of the home.” Other updates in the house also include a mudroom with a dog washing station (a Hawthorn first!), the original back staircase off the kitchen, and heated floors in the kitchen and master bath.

The hard work is evident when looking at the before and after pictures. As McDonnell states, “rather than the easy way, which might have been to tear out the old and replace it all with new, we kept the overall style of the house intact.” See below for some amazing before and after transformation photos!

Happy Holidays from Hawthorn Builders!

Hawthorn Builders was happy to wrap up the year with another successful team holiday party. Held at New Garden Restaurant in Needham, all of the subcontractors, inside staff, vendors and friends of Hawthorn joined together to celebrate with yummy food and drink. As always, it was a great way to bring everyone together. “Often, we have the painters working on one site and the electrician at another, so it is really nice to have everyone together in one place to relax a bit after a busy year” said Hawthorn’s owner Ryan McDonnell. Another great detail was brought to our attention by the staff at New Garden, “your team is growing!” they exclaimed to us. In looking around, it was easy to see that they were right. Our team has expanded in many ways over the last year, from new hiring to greater production. That said, Hawthorn Builders is even more excited to see what growth and potential are in store for 2015. A Unique Surface

Just as fixtures and finishes have changed over time, so has the look of kitchen countertops. Since granite has become so widely available, clients have been looking to more unique materials for their kitchen counters. In the case of wood countertops, you have something that is unique, but also functional as a prep space or seating area.

There are two common types of butcher block – end grain and edge grain. Edge grain is when the ends of the board are glued together to make long, narrow pieces. End grain often creates a checkerboard effect that is the common mental image when thinking of Butcher Block. The third option for a wood counter is plank style. This is commonly what you see with wood tables -wide boards in long lengths. End or edge grain is best suited for prepping areas and heavy use. Plank style is better suited for table or sitting areas on the kitchen counter.

Wood countertops come in a variety of wood species, including reclaimed wood which can have a distressed look. Hawthorn Builders’ Design Director, Jessica Chabot, recommends choosing a wood species based on color and not adding any colored stain to the wood counter if it is going to be some place that gets heavy use. “If you are using the area to prep food, as you cut into the wood or it gets scratches, you want the wood underneath to be the same color as the top. If you stain the wood counter, when it gets cut or scratched, they will be much more noticeable.” She also recommends that “wood countertops are for people who like things to get a patina naturally over time. If a scratch, dent, or stain is going to really bother you, wood countertops are not the right choice.”

It’s All About The Brass

It’s All About Houzz; The Market of Design

We then found out how and why Houzz does what it does and the calculated method behind it. Stein outlined for us the 5 stand-alone reasons that make Houzz so popular:

Even more interesting – 81% of Boston Houzz users are paying for these home projects with cash on hand, whereas the national average ranks at 71%.

66% of homeowners would rather remodel their space than move. As many homeowners can relate, people grow to love their space and they want to evolve within it if possible.

Neutral kitchens are still the rave! However a creeping trend of color is making its way into the typical stainless steel and white layout. By adding a pop of color with the refrigerator, stove or accent cabinetry, homeowners are warming up their space with colorful, retro charm.

And…the master bathroom…40% of people surveyed are going tub-less! Longevity in a home is appealing and people are finding that long term-ease and accessibility is preferred. Therefore, using square footage for an expansive, step-in shower is much more practical. Additional, noteworthy bathroom trends include the continued popularity of frameless showers, an increase in showerheads that have moveable parts (arms) rather than stationary showerheads and the placement of windows or skylights to provide extra light.

To wrap up my experience attending a Houzz event, I will say that I left inspired and informed. Both Jessica and I felt that we were bringing back relevant and in-trend information for our clients and team. There will be more from Houzz in the future. They are currently working on the ability to integrate uploading web-videos, so live demolitions or client walk-thrus can be available to users. Hawthorn Builders certainly can see a use for that. In the end it was a great experience to be among so many people in the same field, all trying to find out more about how to provide clients with the best home they can have.

I felt honored when Stein asked for those ever nominated for the “best of Houzz” to raise their hands. Hawthorn Builders gratefully took home the nomination in 2013 and we were one of a few raised hands…hopefully 2015 can be another promising year for both Houzz and Hawthorn Builders.

The Importance of Duct Cleaning

In addition to our recent expansion into the home management arena , Hawthorn Builders has begun offering duct cleaning services to homeowners. As part of the home building process, we found that our customer’s ducts often needed to be cleaned before the home could or should be occupied. During the construction process, the ductwork can become overwhelmed by debris, so we consider it to be a best practice to remove anything that has entered the HVAC system prior to occupation. This portion of our business has grown through organic, word-of-mouth referrals. As we commenced service to both existing and new customers, we found that there were a lot of misconceptions about the duct cleaning industry both on a pricing basis and whether it was necessary to do at all.

In terms of whether it is necessary to have your ducts cleaned, it is first important to understand that duct cleaning generally refers to the cleaning of various heating and cooling components of forced air systems, including the supply and return air ducts and registers, grilles and diffusers, heat exchangers heating and cooling coils, condensate drain pans (drip pans), fan motor and fan housing, and the air handling unit housing. Any dirt and debris trapped in the HVAC system should usually be removed not only for the quality of the indoor air, but for the efficiency of the system itself.

To further this point, The National Air Duct Cleaners Association ( NADCA ) rule of thumb for consumers is that “if your ducts look dirty, they probably are,” and that dirty HVAC systems should be inspected by a reputable professional. In addition, per the NADCA, here are some additional facts to consider:

In a typical six-room home, up to 40 pounds of dust is created annually through everyday living. Your heating and cooling system is the lungs of your home. The system takes air in and breathes air out. Through normal occupation in a home, we generate a great deal of contaminants and air pollutants, such as dander, dust, and chemicals. These contaminants are pulled into the HVAC system and re-circulated five to seven times per day, on average. Over time, this re-circulation causes a build-up of contaminants in the duct work.

Energy Savings

According to the U.S. Department of Energy, 25 to 40 percent of the energy used for heating or cooling a home is wasted. Contaminants in the heating and cooling system cause it to work harder and shorten the life of the system. Although filters are used, the heating and cooling system still gets dirty through normal use. When an HVAC system is clean, it doesn’t have to work as hard to maintain the temperature you desire. As a result, less energy is used, leading to improved cost-effectiveness.

The pricing for the service is erratic and can depend on the services offered, the size of the system to be cleaned, system accessibility, climatic region, and level of contamination. There are also potential scams out there. Check out this Dateline NBC video illustrating this point. Ultimately, the only way to establish a fair price is to sit down with a professional to review the home’s system.

Celebrating Design and Technology; Architectural Digest Home Design Show

Upon arrival, the line was already wrapping around the lot and it was clear that there was certainly no lack of passion for home design. Once inside it became overwhelmingly clear that this event brought together architects, designers, engineers, artists and countless exhibitors, all who share the desire to learn how to make homes of their clients even more desirable.

The vendor list was longer than the line to get in the door; Jenn-Air was the lead sponsor with an exhibit displaying some of their newest home kitchen appliances, including a refrigerator that was made entirely out of stainless steel –smudge-proof for that matter- and a much anticipated refrigerator housing an charcoal black interior. Additionally, we were able to view some of the finest home-furnishings brands, designers and dealers for both indoor and out, contemporary and classic lighting, carpets and decorative accessories; as well as more than 150 artist galleries featuring fine art, sculpture, textiles and lighting. Most importantly for us was the reFRESH showcase which housed one of the largest collections of luxury and premium kitchen, bath, and building designs with products from more than 100 companies. For Hawthorn Builders, this is always an area of interest because we want to provide our clients with innovative options for ovens, ranges, countertops, tile, bath and decorative hardware. I couldn’t possibly go into detail of all the wonderful, high-end and creative items that I saw, however I have included a few pictures of some of the stand-outs.

In other words, giving client’s devices and products that will do basic functions in a simple manner to make life easier. The panel could not emphasis this ratio enough; the importance of low bother to high benefit. To achieve this balance, an automated smart home design must first start with thorough planning of the devices and products. Overall the concept of integration is key. Homeowners must really consider their family habits, how much they want to be connected and how capable they are at utilizing the technology. Luckily, ease of use is a high priority in the design process. Maxime stated that 80% of Nest customers only spend 30 minutes or less installing their products.

Ryan had a background in accounting and was working as a financial consultant, while Mat was on the financial side of real estate. Together they were a dynamic team with the combined credentials to make things happen. Ryan is willing to admit that, “we both took huge risks in quitting our jobs and pouring our savings into a company that we knew so little about. However we learned from our mistakes and evolved into a completely different type of company than we had set out to establish.” They started small, with their first project being a three family building in Roslindale which they flipped into condos. From there things progressed to Needham with the purchase of a single family home on Kimball Street. In remembering the earlier days Ryan says, “Mat and I worked as part of the construction crew and learned how to frame, roof, side and do all of the finish work at the house. We also did the landscaping ourselves, including erecting a fence along the property. It wasn’t always pretty but we got through it and gained valuable experience in doing so.” Mat is quick to agree that “although there have been some shaky moments, we have always gone at this with all that we have.”

Throughout the whole process, Mat and Ryan stayed true to their vision of building individualized homes that fit the ascetic of Needham by showcasing high quality and craftsmanship. By 2009, their business had grown and they were ready to transfer from their individual home offices to a rented space in downtown Needham. Soon after, they brought on an in-house designer and a project manager to add to their team. It didn’t take long for them to outgrow their space and two years ago they relocated to Chapel Street and added several new members to the team, including a new office manager. Now going strong, with ten home projects built last year and a strong pipeline for the upcoming year, Mat and Ryan have found themselves with a new project that brings them back to Hawthorn Avenue. Currently a spec house, Hawthorn Builders is excited to make this home an example of the personal touches that exhibit the skill, craftsmanship and design that inspired them as neighbors nine years ago. “I hope that we can provide comfort and safety to a new family (person, couple) in a well built, quality home,” said Mat. Ryan echoes this when asked about his projections for Hawthorn Avenue, “Despite the fact that both of us have since moved from Hawthorn, we knew that the neighborhood would be desirable and we know most of the neighbors so we felt very comfortable doing a project on the street. We’ve designed something that we feel is unique to new construction and fits the character of the neighborhood.”

Hawthorn Builders gathered last Thursday evening at New Garden in Needham to celebrate the holidays. It was a time when all of our hard-working and prized Sub-Contractors could get together and spend an evening with food, drink and of course some good-natured fun. One of the owners at Hawthorn Builders, Ryan McDonnell, took a minute to reflect on the night, “when you look around, you see our electrician talking to our plumber and our framer…It is really nice to give them the opportunity to socialize together outside of work. These are amazing and talented individuals who do great work for us, so it is important that we take a time like this to show them our appreciation.” Among the list of attendees were: BW Construction, RT New Power Construction, AVA Tile, M & S Painting, Morrissey & Sons Electric, JD Plumbing, and O’Donnell Plasterers. Housing Market Remains Strong – Year End Market Update

At Hawthorn Real Estate, we have seen a steady rise of activity since the beginning of the year. A recent report from the Warren Group confirmed the growth in the overall housing market. According to records for October sales, single-family homes in Massachusetts rose nearly 19% based on a year-to-year comparison of 4,326 single-family homes that were sold in Massachusetts during the month of September.

Not only did the number of sales rise; housing prices have climbed as well. The median price of a single-family home in October came in at $313,050 which happens to be the highest median price for October since 2007.

Looking at these statistics, one might think that with increases like these, the housing market is pretty much in recovery—not entirely. While buyers and prices might be flying high, sellers are not jumping on the band wagon entirely. Perhaps this could be due to such a rapid increase in sales? Some Economists worry that this trend is not entirely balanced and therefore could lead to some wariness.

In a statement from Kimberly Allard-Moccia, Association President for the Massachusetts Association of Realtors, she says: “The buyer activity, despite the relatively few homes for sale, really picked up in the spring and remained high into the fall. If sellers continue to sit this market out and inventory continues to shrink, we are going to see fewer qualified buyers able to keep up with the increasing prices. Full recovery is close, but now it is up to the sellers to make it happen.”

Increasing homes prices is being seen all over the state and Needham is certainly no exception. Hawthorn Real Estate has noticed that with rising prices, there are less and less starter homes available for sale. Currently, there are 44 homes on the market in Needham , with only 12 of them being listed for under a million dollars. Breaking it down even further, only two of those 12 are listed in the $500,000- $600,000 range. In fact, the average listing price is now nearly $1.7 million dollars!

Geothermal: A New Kind Of Heat Wave

The trend of optimizing home efficiency doesn’t seem to be slowing down–and for good reason! Hawthorn Builders continues to work with clients throughout Needham to implement methods that will not only increase home comfort, but decrease their utility bills for the long run.

Starting a few years ago, Hawthorn Builders began to see a rise in both desire and request for a new kind of internal home heating system. Geothermal heat pumps or ground source heat pump (GSHP) is a central heating and/or cooling system that pumps heat to or from the ground. Without getting overly technical, GSHPs are electrically powered systems that run deep underground to tap into the stored solar energy of the earth. These systems use the earth’s relatively constant temperature to provide heating, cooling, and hot water for homes and commercial buildings. By taking advantage of the earth’s seasonally moderated temperature (produced from the sun and found in the top layer of the crust) allows for less energy to be expelled to create higher temperatures.

In the summer, the process can be reversed so the heat pump extracts heat from the building and transfers it to the ground. Transferring heat to a cooler space takes less energy, so the cooling efficiency of the heat pump gains benefits from the lower ground temperature.

Each year, about 80,000 units are installed in the US (geothermal energy is used in all 50 US states today) and this number keeps rising. Currently eight of Hawthorn’s custom houses include their own geo-thermal systems. Although the upfront costs of installing a Geothermal system is notable higher than conventional methods, Geothermal homes are on average over 45% more energy efficient than standard options. I was told that this was going to be a “cool” test, and to my surprise, it didn’t take long for me to see that between the high-end technology, energy enthusiasm and pure intrigue of Rob, airtightness tests are actually an up-and-coming trend that may help in lowering your home energy costs.

The idea of a “net-zero home” is interesting and certainly relevant. Many builders are implementing thermal testing and according to Browne by next year these energy efficient tests will become mandatory on all new home construction. Double-Sided Design!

The majority of Hawthorn’s newly built homes contain at least one, if not more, gas fueled fire-places. However, there is one unique exception underway at Old Farm Road in Needham. Designed mainly by the customer, this home features a double-sided fire-place and chimney. The magic of this layout is that while one side is located in the main living area, the opposing side is outdoors, surrounded by a lovely patio in the back yard. Not only can the client enjoy the winter months huddled inside around their fire, they can entertain throughout the spring, summer and fall months outdoors!

Hawthorn’s own Mat Roth weighs in on the evolution of the dual-sided chimney as Construction Supervisor of this project:

How often do you hear about this kind of fireplace concept?

We have had a few requests for wood-burning fireplaces and we have done both full chimney and vented wood burning systems. This is the first time we have created a dual sided chimney structure.

What was the basis of the client requests?

Some customers have a strong leaning toward wood burning fireplaces over gas. I think that played a partial role in the decision. Also, the customer was trying to create an outdoor setting that will be complemented by a blue stone patio and coverings (awnings) off the house.

Was this a difficult add-on as builders?

Not at all – the customers have been very clear in what they wanted and have been easy to work with.

What is the process (layout, materials, etc) needed to complete the project?

We first had to create a design that our in-house Interior Designer and the customer worked on together. We had to make sure that we installed a proper clean out and that the chimney worked within the framing of the house. Most important was to keep water away, which we took care of with proper flashing. The mason then formed the block wall that was faced with (Boston Blend) stone selected by the customer. We are currently working on finishing a blue stone hearth that will in part accommodate wood/log storage.

Would you recommend this to future customers/clients?

Absolutely, I think this will be something that our customers will enjoy for years to come, especially considering the climate here in New England.

Wonderful Wall Paper

Wall paper isn’t just a floral explosion in your grandma’s guest room any more. It has been making a comeback with bold, graphic patterns and lush textures. The wall paper we have been putting into Hawthorn homes makes you want to reach out and touch the walls. The patterns are tasteful but daring at the same time. It’s like putting the beautiful bold graphics from the best web design and fashion into your home.

Our guys on site have started to think I’m a little crazy because I’ve been photographing the papered walls from every wild angle I can find to reveal its texture or capture its pattern. One of our electricians, passing me while I was exclaiming about the awesome wall paper, commented simply: “you sure are easily impressed.” That got me thinking: is wall paper an easy way to impress in a home? The whole process seems like the total opposite of easy. It’s hard to manufacture a wall paper with such intricate designs and varied textures. It’s even harder to pick the exact right paper to compliment the home’s design scheme and family’s style that won’t become passé or boring over the years. Hardest of all is the installation; everything exactly straight, aligned, with not a wrinkle or bubble in sight. Perfection with no room for error. Wallpaper is a difficult material and a big commitment; that is what impresses me about the paper in Hawthorn homes.

Usually I get to the homes after the installation and marvel at how beautiful the walls have become in such a short time. But this time, I calendar-stalked our excellent wall paper installer, Melanie of Melanie Harvey Interiors, and showed up right as she was getting down to business. I snapped a few photos of the master in action.

The tools of the trade are relatively simple, and Melanie carries them in a tote as fashionably patterned as the wall paper. The difficulty lies in the execution, but Melanie has it down pat. She pointed out that the alignment of the paper’s pattern is important in a powder room’s small space with multiple fixtures. Melanie plans her install so that the paper’s pattern is symmetrical relative to the sink and toilet placement. This has a calming effect on the eye, making it easier to process the bold patterns that could otherwise feel busy and disorienting.

Melanie makes a difficult process look easy. Maybe I am easily impressed, but who wouldn’t be with this result!

Event recap: Zillow Summit

I took a break from all of the projects keeping Hawthorn extra busy this summer to check out Zillow’s New England Agent Summit at the Westin Copley yesterday afternoon. Nearly a hundred real estate agents from the Boston metro area showed up to hear presentations about how the market is changing as home buyers and sellers increasingly turn to technology as a trusted partner in their home search.

The event was hosted by some of Zillow’s staff from their Seattle office. Their chief economist, Dr. Stan Humphries, gave a fascinating talk about the models Zillow uses to estimate home values. Zillow’s “Zestimates” aim to be like assessed values—not exactly correlated to eventual sale values, but informative when determining a price—only better. The Zillow team grades themselves on the accuracy of Zestimates. In some markets, a large percentage of their predictions come within 5% of actual home sale prices.

Data runs part of the company’s business, but the other half is all heart. Speakers made a point to balance their emphasis on models with discussions about the intensely personal side of the home-buying experience. After all, Zillow, like everyone participating in the real estate market, is trying to put a price on an asset that represents a family’s hopes and dreams.

There are many online platforms home buyers and sellers (and home snoopers, we know who we are!) can use to find out more about the homes around us, the homes we wish we lived in, and even homes halfway across the country we have never seen. Information is making everyone smarter about how to find the right place to live; but some of that increased knowledge often goes out the window when feelings get involved.

The real estate market can sometimes feels as irrational as fashion and entertainment; you find something you like and you’ll wear it long after the trend has died, or pay way too much to get the limited edition DVD set. When you fall in love with a house, you might be inclined to leave letters for the owner asking them to sell, offer way over asking price, or spend a year building a dream house (oh wait, that’s what we do!). Zillow says, go for it! Their “Make Me Move” feature allows home owners to name a price at which their house could become your house. Some owners enter unrealistically high numbers, but others are more practical. Make Me Move gives a hint that maybe the home you have a crush on is more available than you thought.

The place you live should be a place you love. I came away from the summit excited about online platforms like Zillow that are opening new doors into the search for that perfect place.

Needham New Construction and Housing Market Update – 2013

Comparing housing data in Needham for the first half of 2012 to 2013 confirms this shift in the market. The overall average days on market for a home selling is lower this year by 30 days, the average sales price is up from $780,000 to $890,000 and the overall market volume is up from $87 to $93 million. This improvement in the Needham market has occurred with ten less houses selling in the first half of 2013. Despite a lower inventory level overall, there were ten more houses selling in Needham at the “new construction” price point from $1,000,000 – $1,500,000. On the other hand, there were eight less homes selling this year at the $500,000 – $600,000 price level, which is the historical range for a “tear down” in Needham .

All of this has ultimately attracted bidding wars for land and rising prices. As we finish the current Spring market, it appears that strong market conditions in Needham will persist given still low inventory levels. In addition, the summer does not typically provide for an influx of new properties for sale. Since demand remains strong, unless there is an unforeseen change in market fundamentals, we expect that demand will continue to outweigh supply at least though the rest of this year and that the market will continue to see rising prices.

NESEA BE13 DER Workshop: Acronyms Gone Wild!

What in the world is an ERV? A blowerdoor test? Stick and Peel? A mini-split?

Before walking into the Northeastern Sustainable Energy Association’s Building Energy conference (called “BE13”) this morning, I thought I knew a little bit about green building. Okay, I’m not going to lie; I felt like a little bit of a sustainable construction aficionado.

After eight hours in a room full of architects, builders, contractors, building inspectors, manufacturers and utility officials, I have come to realize I barely count as a hobbyist when it comes to deep energy retrofitting (DER). I’m more like a DER dabbler, a total rookie.

Not only was I scribbling as fast as I could in my notebook all day, trying to catch all the acronyms the presenters were throwing out, but my frantic google searching drained my iphone’s battery before the last presenter even took the stage.

So what did I take away from the first day of BE13?

The workshop I attended focused on deep energy retrofits (DERs). DERs are renovation projects that seriously increase the energy efficiency of an existing home. How do you know your project qualifies as a DER? It seems there is no one single answer to that question. The presenters listed many official guidelines and standards to choose from when creating the goals for a project and measuring its performance results. Here’s a list of programs they mentioned (many of which I’m still googling; I’m looking at you, EUI):

HERS, Energy Star, National Grid, EUI, 1000 Home Challenge, EnergyStar, DOE Challenge Home, National Grid DER Pilot, Passive House, Net Zero

If your project scores well on these measures, congratulations! You might have a DER on your hands.

Judging by the amount of polite public arguing in the sessions, this is a field that lacks widespread agreement on just about everything. Techniques, measurements, goals; there was room for dissent on every subject.

The best presentations, comments, and examples of the day were those with data that backed up their claims. To be sure, some DER practitioners have achieved impressive results. My favorite examples came from Matt Berges, a builder from Cleveland, Ohio. His approach is driven by home energy performance results. I appreciated that he didn’t spend time griping about communication failures or projects where the work went wrong; instead, he focused building the next retrofit better, experimenting with different crews and techniques, and always reaching for a higher level of energy savings. Matt’s fundamental advice was to focus on creating a “complete and continuous” air barrier and thermal layer around the home. His projects aim for the greatest airtightness possible to achieve the greatest energy savings possible. You can read about one of Matt’s Cleveland DERs at Home Energy Magazine’s website.

One area that everyone in the room agreed with was the overall value of DERs extending beyond just energy cost savings. Although dramatically lower heating and cooling bills are the main lure of DERs, the presenters emphasized that these projects can drastically improve the comfort, durability, resilience, and value of a home.

Are you ready to run out your front door (which is apparently leaking all of your very expensive, petrochemical-heated air into the neighborhood) and start deep energy retrofitting your home? After seeing some of the energy savings numbers today, I know I am.

Needham Market Update

The Needham real estate market continues on a stable path with strong sales data for 2012. According to MLS data, there were more home sales in 2012 (compared to 2011), while the average home value in Needham continues to rise.

In fact, Needham produced more homes sales this year compared to any of the last four.

The Spring market continues to dominate the action in Needham with 63 closings alone in June. The Fall market also proved to be strong with several closings in Needham at the end of the year.

The Mitchell and Broadmeadow school districts were the catalysts in 2012 in Needham with the highest overall sale and per square foot pricing in the market. The Hillside school district also yielded a respectable overall average sales price for the year, while Newman basically doubled the number of sales of any other school district.

Needham Home Market Update – Entering Fall 2012

In Needham , the average sales price actually dipped from $861,073 to $746,497 when comparing only July 2011 to July 2012 data. Although on the surface this might suggest some market weakness in Needham , it actually reveals that reviewing data from only one month can be misleading. In fact, when comparing sales data in Needham for the first eight months of 2011 to 2012, the market is proving to be very stable. The average sales price has remained steady overall at around $800,000, while there has been an increase in sales volume; average days on market is also fairly firm at around 100 days. There have been 30 more homes that have sold in Needham in 2012 so far this year, compared to last year; the total volume is 230 (sold homes). The market activity in Needham is still dominated by homes selling from $1,000,000 – $1,500,000 and $500,000 – $800,000. There have been only eight homes sold this year in Needham priced in the $900,000 range. This is a small number compared to 42 homes selling in the $500,000s and 51 homes selling from $1,000,0000 – $1,500,000.

At Hawthorn Real Estate , we have also seen steady activity in Needham with demand for new construction fairly strong. There are still some homes that languish on the market for awhile, as buyers are careful to make educated decisions. While the overall view portrayed in the Boston Globe article of a strengthening real estate market in Massachusetts appears to hold true in Needham , it is important to take a closer look at what the numbers really mean, especially if you are considering any personal real estate decisions.

So after some research, I stumbled across this term called floor cloth. I had no idea what this was, but after some additional research I discovered that a floor cloth is basically a stiff material that is meant to cover a hard surface. Like a rug, but much stiffer and very durable towards spills, staining, water etc. Perfect for a kitchen floor. Most floor cloths are made with a canvas drop cloth and a lot of Shelac. I decided for the size I needed this was impractical – too many steps and too hard to manage since I needed this project to take less than a day. I settled on using the back side of a remnant piece of sheet vinyl. You can get remnant sizes from Lowes or home depot. I was lucky and found a 6 x 9 piece at Lowes on my first try for $11.

Step 3: I don’t have pictures of step three because it got a little windy outside (plus I was tired from all the squats). But step three is to peel off all the tape carefully and then apply the top coat. In most of my research everyone used shellac as the top coat, but I didn’t want a high gloss finish – so I used Poly in a satin finish. Confession time – I have never used Poly on anything! Wow does this stuff dry quick, its sticky, and very thin. I ended up just dumping poly on the vinyl and spreading it around with a brush. No need to be delicate – it dries clear.

The finished product looks great, its very durable, and easy to clean. Plus the pattern is dramatic, so you don’t really notice the old floor anymore, even though you can still see some of it. The entire project cost me about $50.

Design Trends – Spring

Still trending for 2012 is the color Grey (or sometimes spelled Gray). We are seeing grey incorporated into everything from furniture stains, paint colors on walls, countertop material, light fixtures, tile, and fabrics. Grey is considered a neutral and there are a wide variety of shades from cool to warm, which is an advantage when decorating your home. The variety of warm tones makes it easy to pair with accent colors like blue, yellow, brown, green, coral, and purple. In the photo below, they are using an olive color on the walls and a cooler grey in the furniture, but warming up the vignette with the natural wood frame and the various shades of green.

In addition to Grey, we are seeing a lot of Metallic finishes in furniture and accessories. These pendant lights are going in one of our remodeled homes over the island.

There has been a lot of activity both in the Needham Real Estate market and at Hawthorn Real Estate this Spring. Updated sales data has been posted for the first few months of 2012 on the Needham Real Estate page. These sales demonstrate a brisk market, especially for homes priced under $800,000.

Additionally, the real estate brokers at Hawthorn Properties have been busy with homes placed under agreement at 86 Hawthorn Avenue in Needham, 75 Plymouth Road in Needham and 65 Spring Street in Lexington; all three homes had offers within the first couple of days after they were placed on the market. Hawthorn agents are also currently marketing for sale the home located at 56 Tower Avenue in Needham, which is a classic Tudor home that has been impeccably renovated and maintained. Also listed for sale is the new construction home located at 37 Fuller Road in Needham. 37 Fuller Road, which is located in the Broad Meadow school district, is very similar in terms of size, layout and location to the the recently completed sale of the new home located at 41 Dawson Drive in Needham. The homeowners at Dawson moved into their new Needham home last month.

Along with 37 Fuller Road, which is nearing completion, Hawthorn Builders has been active on the construction front. The rough building inspections were completed this week at 119 Parker Road in Needham, which is a new custom, cape style home. In addition, the Needham Building Inspector signed off on the rough at 1302 South Street in Needham; the project at 1302 South Street includes a full gut renovation and addition. Both homes will be insulated over the next week and will be completed this summer. The renovations at 38 Dartmouth Avenue in Needham and 41 Algonquian Drive in Natick are also in full swing and are expected to be completed over the next few months.

Additional developments at Hawthorn Builders include 35 Livingston Circle in Needham; here the customer secured the lot at the end of February and hired Hawthorn to build them a new custom home. Hawthorn Builders also recently acquired the home located at 60 Parker Road in Needham. The development of the new homes at these sites is expected to begin this Spring (35 Livingston will be razed next week). New Project on South Street is in Full Swing

In late 2011, Hawthorn Builders began work on a large scale renovation of a unique home on over an acre of land on South Street in Needham. The property, located next to the custom home we built in 2010, consisted of a 3 bedroom, 3,000 sf contemporary style home. The customer was renting the home from an absentee owner and decided to purchase the property and embark on a process to transform it to a larger home with modern amenities, but keeping with some of the original features.

In addition to the usual trials involved with a large addition, this project also includes wetlands and having to ensure that proper preservation and conservation guidelines are followed. This meant the removal of existing cess pools and a dilapidated garage on the east side of the property. Without the complete removal and proper disposal of the cess pools and garage, work could not begin on the addition.

More logistical challenges arose when the plans showed the location of the far corner of the newly designed two car garage. Its proximity to an existing beech tree made it impossible to access the rear of the property to install the five bedroom septic system once the foundation of the new garage is installed. As such, the order of operations was flipped, and the septic system went in before sitework started on the new addition. While the septic installation process was underway, the crew began demolishing the second floor of the existing home and much of the interior.

Once the septic system was installed, inspected and the trucks were removed, the foundation went in and the project took the shape of a more typical addition. Still, as homeowners who have experienced a large scale addition can attest, there is nothing typical about the process and this one is no different. Additions, particularly those where the existing space is significantly altered as well, have lots of twists and turns and it takes a focused crew, a creative plan and a patient and flexible owner to navigate to the finish line.

Once completed, this house will feature all of the charm and appeal of its existing setting, the classic taste of its owner and the quality work and attention to detail that Hawthorn Builders provides on all projects.

The finish line is still on the horizon, but it is in sight. Check back for more updates and eventually a stunning gallery of photos once the last nail has been pounded.

Dear Editor:

My name is Ryan McDonnell, and I am a Needham resident and co-owner, with fellow Needhamite Mathew Roth, of Hawthorn Real Estate. We are residential builders and real estate brokers, and the article published in the Needham Times on February 2, 2012 on teardowns is very relevant to our business as well as to our community.

In reading the article, there are a few points where clarification or further discussion is warranted. In this letter, we hope to provide some additional perspective on the issues raised.

Demo permits are on the rise, and schools are being strained. While it is notable that demo permit applications have increased, there is nothing in those statistics that highlights who is applying for them. Rather, the implication is that builders are demolishing perfectly good homes to replace them with ostentatious homes to be sold to non-Needham residents. However, on multiple occasions during each of the years referenced, our company has been contracted to demolish and build new homes for current Needham residents. These are residents who, in many cases, either already have children in the Needham schools or have pre-school age children, so there is only upside to the town in terms of the incremental tax revenue earned from the higher assessment of the new home. In these cases, residents are designing and building custom homes that are tailored to their individual tastes and budgets rather than the construction of everyone’s favorite new construction generalization, a McMansion. In principle, it is no different than a large scale renovation of an existing home, but is often easier and more cost-effective to tear down a home than it is to retrofit by way of an addition.

There should be additional restrictions on new construction. When we are approached by a homeowner looking into the possibility of selling their home for redevelopment, the first question we ask ourselves is whether the home has value to another homeowner in its current condition. On more than one occasion, we have encouraged the owner to focus on selling either through the traditional real estate sales channel or we have introduced them to a buyer we know is in the market. The homes that are being torn down are the ones that are not necessarily attractive to buyers in their current condition. They are frequently in disrepair and often require significant costs to bring them to the standards of today’s Needham buyer. As such, placing restrictions on new construction will have an adverse effect on the salability of many of these homes and thus prevent some residents from being able to sell their homes at all. In some cases, we are buying homes from long time homeowners who are eager to downsize and/or move into a more comfortable living situation. These residents, in many cases, need the equity in their current homes to do so. If the market for new construction (ie redevelopment of these homes) is not there on the back end, then the value of and the demand for these homes will decrease significantly.

Needhamites are being priced out of the market. Speaking of those property values, according to MLS, Needham’s median sale price for a single family home in 2011 was $690,000 (as opposed to the $1.273m cited in the February 2nd article) with an average sale price of $818,141. It is possible the number being referenced is the current average list price, which is as of this week is $1.288m. Also, while prices have risen since 2000, to make the inference that the increase is attributable to teardowns and new construction ignores the impact of the rapid price appreciation and mismanagement of the lending industry in the early 2000’s that contributed to the housing market collapse towards the end of the decade.

We sympathize with residents and prospective buyers who are frustrated that they are unable to find a home in Needham. But, this is not a problem that is unique to Needham. As a real estate broker, I have worked with buyers looking in towns all over greater Boston who express frustration at the gap between their budget and their ideal home. The fact that Needham is experiencing a period of real estate growth with respect to neighboring communities should be viewed as a positive and a sign that we have a community that is attractive to both current residents as well as those relocating from other areas.

The real estate market is predicated on the basis of supply and demand. The current environment allows for residents and builders to choose new construction as an option as long as the zoning bylaws and building codes are adhered to. Imposing further restrictions simply because new construction does not benefit and/or please everyone is a knee jerk reaction and could have town-wide economic and social consequences.

Needham Real Estate Market Update – Where are we headed in 2012?

A slowly improving economy and low interest rates should be encouraging signs for growth in the Needham real estate market in 2012. Still, there are a few factors that could dampen one’s outlook. While we are certainly not economists, and do not pretend to be, it is apparent that rising energy prices, complications overseas and generally sluggish job and stock markets are impacting real estate markets throughout Massachusetts. Should these concerns change anything in our market here in Needham ?

Since 2011 just ended, it seems relevant to examine Needham’s housing performance on an annual basis (based on MLS data); we choose to look at housing data over the last seven years. This window takes us back to 2005, which is around the time when most housing markets throughout the country began to shift downward. The figures in Needham suggest that the housing market here has been remarkably stable over this time period. From a dollar volume perspective, the market peaked in 2007 with over 370 homes selling, compared to a typical range of 275 to 300 sales, which encompassed the other years in our survey. Last year (2011) there were 281 homes that sold, which was slightly lower than in 2010 when 306 homes traded hands. Overall, the average sale price has remained relatively stable from 2005 to 2011; the average price was $811,702 in 2005, compared to small jump in 2011 to $818,141. It is noteworthy that the average sales price dipped to a low of $748,577 in 2007, but has steadily risen each year from 2008 to the current high in 2011. We did discover that it is taking longer to sell a home in Needham, though not in an overly alarming way. In 2011, the average days on market was 100, which is an increase from an average sales time of 90 days in 2010; the low was in 2005 at 62 days.

You may be asking – what does this all mean? Well, the data suggests that, in general, Needham homeowners that entered the market over the last seven years should feel confident that they made a smart investment in buying their home. Home prices continue to rise and overall transaction volume is steady. Currently, there are 103 homes listed for sale in Needham . Based on 2011 indicators, this is approximately a four-month supply of homes that the market needs to absorb in order to keep pace (with historical norms). This is a slightly elevated level, though it is not surprising given the time of year (winter season). The spring market in Needham will have its twists and turns, but as we have seen over the last seven years (and likely more), homes in Needham continue to hold up no matter what is occurring in the greater economy. While it remains important to realize that there are locational fundamentals that will dictate values in neighborhoods and that the market is not the same for all price points, it is clear that the fundamentals in the Needham housing market remained solid in 2011 and Needham is poised for continued growth.

Needham New Construction: Building Tip at the Rough Building Inspection

One useful idea during the building process, around the time of the rough building inspection, is to take videos or pictures of the framed walls of the house under construction. Before the walls are insulated and boarded and everything is hidden, we like to have a good blue print available showing the location of the plumbing and electrical wiring. Needham Market Update: Fall 2011

The Needham real estate market is showing some signs of slowing. Comparing MLS and public record sales data from 2010 to 2011 (for the first ten months each year), the average sales price was slightly up from approximately $803,000 to $813,000. However, the total market volume was down with 229 sales from January – October 2011, versus 254 sales over the same period in 2010. In addition, updated data from the last four months suggest that the average sales price in Needham was $785,000. The average days on market has remained relatively stable at 93.

The most active area in Needham were homes priced from $500,000 – $600,000 with 46 homes selling so far this year; this is indicative of continued demand in the “starter” home market. There remains a more limited inventory in Needham for homes priced from $800,000 – $1,000,000, with only 37 homes selling in this subset. The upper end of the market and new construction segment remain active in Needham with 45 homes selling from $1,000,000 to $1,500,000. There were two Needham homes that sold in the $2,000,000 – $2,500,000 price range, which is a decrease from 2010 when six homes sold for over $2 million; it is notable that this drop, in part, lowered the total sales volume for the year. Needham’s current housing inventory has grown with 161 homes now on the market for sale. This is approximately a seven month supply based on this year’s absorption patterns (about 23 homes have been selling per month). The average listing price in Needham is nearly $1,035,000, which suggests that the market remains top heavy with new construction and higher end homes dominating the action. On the other hand, there are several overpriced and lesser desirable homes languishing on the market, which is putting a drag on market statistics.

The Needham real estate market has enjoyed several years of continued growth, bucking the trend of the poor housing market throughout the country. Overall, the Needham market remains relatively strong. For buyers, there is more opportunity with a higher caliber of homes for sale due to the now deeper inventory. On the other hand, sellers, for the most part, are still enjoying rising home values. Stable pricing, along with added supply should help keep the Needham market in balance.

We have also reviewed recent Needham sales, which have been posted to our Needham page , not tracked by MLS. These sales included: 368 Hillcrest – $605,000, 20 Pheasant – $550,000, 85 Morningside – $680,000, 189 Highgate – $622,500. The majority of the non-MLS sales involved land transactions, which suggest that land values in Needham now consistently range from $550,000 – $630,000. The variation will depend greatly on location, size, topography etc.

Needham Builder: First Step in Construction – Demolition Permit

As part of the demo process, Hawthorn Investments is currently working on receiving approvals from the Board of Health, which is looking for the proper removal of any asbestos at the house, as well as documentation that there are no animals in the house before the house is torn down. Some additional steps in the demolition process includes: providing notice to abutters, getting approval from the Conservation Commission that the property is not located in any wetland areas and removing all of the services from the house – i.e.: phone lines, electrical lines and gas/oil services. The Needham Fire Department will then inspect the home and provide their sign off that the house is safe for demolition. Once the Needham Building Department has received all of the proper paper work, they will supply us with our permit and we will be permitted to demo the home. This entire process usually takes a few weeks, barring any unforeseen issues, which we all know never happens in real estate.

Needham Market Update Winter 2010/2011

The most active grouping in Needham was the $500,000 – $700,000 price bracket with 48 homes selling in the last half of the year; this is indicative of continued demand in the “starter” home market – if you consider that the starter market has now been pushed over the $600,000 barrier. There is a continued lack of inventory in Needham for homes priced over $700,000, with only 26 homes selling in the $700,000 to $1,000,000 price range. The upper end of the market and new construction segment remain active in Needham with 25 homes selling from $1,000,000 to $1,500,000. There were also four Needham homes that sold in the $2,000,000 – $2,500,000 price range, which is an increase from only two at the end of 2009. Needham Real Estate: Housing Market Update

According to the Massachusetts Association of Realtors , pending sales for Bay State single-family homes fell 19 percent in September 2010 when compared with September 2009. “Concerns over the economy and unemployment continued to keep a number of potential home buyers on the sidelines as homes put under agreement went down compared to the same time last year when buyers were trying to qualify for the initial home buyer tax credit deadline,” association president Kevin Sears said in a statement. “While the market still favors the buyer and interest rates remain historically low, confidence in the market plays a significant factor even for the most qualified buyers when it comes to purchasing a home.”

In September, 3,609 single-family homes were put under agreement compared with 4,473 homes in the same month a year ago, the Massachusetts Association of Realtors said. September 2010 was the fifth straight month that year-over-year pending sales have gone down.

In other news, a recent Boston Globe article indicated that the Massachusetts economy is growing faster than the nation as a whole, but the recovery remains fragile, uneven and vulnerable to faltering national conditions, according to analysis by leading local economists.

On the positive side, Massachusetts employment over the past few months has expanded at the fastest rate in decades, according to the analysis released by the University of Massachusetts. National and international demand for technology products has driven the state’s growth, the analysis said, boosting Massachusetts equipment manufacturers and other tech-related sectors such as computer systems design and consulting.

On the other hand, a struggling national economy threatens to undermine this demand, putting the recovery in Massachusetts at risk, according to the analysis. Last month, for example, the nation shed jobs for the fourth consecutive month as private sector gains were too weak to offset steep cuts in government employment.

As always, our focus here at Precision Properties and Hawthorn Investments is to review how this confounding market data is affecting the local housing market. Unlike in greater Massachusetts, the market here in Needham appears to remain very stable with continued demand in all price ranges throughout the local market.

For example (per MLS data), from April 2010 to October 2010 there were 205 homes that sold in Needham . The average sale price (in this time period) was $811,000 while the total sales volume was $167,000,000. This compares favorably to the same period in 2009 when there were 173 sales at an average price of $750,000 and total sales volume was $130,000,000. The average days on market over the two periods is now slightly higher – from 84 in 2010 to 78 in 2009.

Per MLS data, there are currently 134 homes for sale in Needham . The average listing price is $1,100,000 and the average days on market is creeping higher, now at 128. We are seeing a trend of more higher priced homes hitting the market in Needham , which is pushing the average listing price and days on market higher; this is because homes priced at the upper end of the market typically take longer to sell.

In order to understand how the market will perform for the rest of the year, we have reviewed last year’s activity. To finish the year, there were 61 homes that sold in Needham from October 2009 – December 2009. Based on this historical data, it would not be surprising to see some of the homes in the current Needham inventory (134 homes are currently for sale) to languish on the market until the upcoming Spring buying season. Therefore, we are predicting that some buyers in Needham may find themselves in relatively good position, especially if a motivated seller is not able to ride out the 2010 – 2011 Winter market.

Hawthorn Investments Custom Home – 56 Broad Meadow Rd – Needham

Shortly after construction began on the home it became apparent that the site contained more than an insignificant level of ledge beneath the surface.

A 10,000 pound hammer was required to pound through the bedrock in order to excavate for the foundation. Once the site was cleared, the footings were poured followed by the forms for the foundation walls and the project got back on track.

As of the end of August, the house has been framed, the roof is on, windows and doors are in and the siding has been installed. The crews are working inside on the rough mechanicals and the customer is diligently picking out cabinets, appliances, tile and other finishes.

The foundation at 49 Savoy in Needham has been signed off and soon we will be back filling. Before we lay the basement and garage slabs, we will be placing a perimeter drain along the inside walls of the foundation, connect the water and sewer lines and we will make sure that the injector pump for the basement bathroom is in place. Hawthorn Investments Addition in Cohasset

The addition consisted of adding a second story to an existing Cape Cod style home on a fantastic piece of land located between Nantasket Beach in Hull and Sandy Beach in Cohasset.

The project added a three bedrooms and a full bath to the second floor and turned an unused three season porch on the first floor into a bright, sunroom.

Needham Real Estate: Spring Market Update

According to MLS data, 92 homes sold in the last three months. The average sale price was approximately $790,000, which is within 97% of the average list price in the market. The average days on market was 78. The low end of the market was represented by 68 Sylvan Road – a 864 sf ranch that sold for $320,000. The upper end of the market was highlighted by the sale at 85 Beard Way (pictured above) – a 5,283 sf residence that sold for $2,195,000. The majority of Needham home sales occurred in the “starter” market. There were 43 homes that sold in the $500,000 – $700,000 price range. The new construction market remains very active with 16 sales closing in the $1,000,000 – $1,500,000 price range in Needham .

There are currently 125 homes for sale in Needham . The market appears to be inbalance with an approximate three month supply of homes for sale – though this may change as we head into the summer season. The current average list price is around $1 million.

The market for land/tear downs and starter homes remains very tight with builders continuing to compete over a shrinking supply of available properties. The end result will likely be a rise in values overall, as new construction will begin to creep into new submarkets of Needham .

Needham Real Estate: Updated Needham Home Sales

On the new construction front there were a few noteworthy transactions. 30 Upland Road, a custom build project, sold for $1,385,000. Two smaller lots recently traded in Needham . One was located at 16 Hawthorn Avenue, which sold for $455,000. This property, which has already been razed, is located on an approximately 7,000 SF lot. Perhaps of greater interest was the sale of 70 Hillcrest Road. This 5,663 lot sold for $425,000, or $75 /SF. This sale appears to be well above the current market range for a Needham tear downs, which typically ranges from $45 – $65 /SF. On the other hand, it may be reasonable to assume that smaller lot would sell for more on a per square foot basis.

Either way, the sale at 70 Hillcrest continues a recent trend in the Needham new construction market of very aggressive land prices.

Needham Real Estate: March 2010 Market Activity

The Needham real estate market continues its strong run into Spring 2010. There were 18 Needham homes listed for sale in the last 10 days (that are still available). There were another 7 Needham homes listed for sale that went under agreement – including 103 Marked Tree Road , which was listed by Ryan McDonnell of Precision Properties. The majority of the Needham houses put under agreement are tilted toward starter market – 5 of the 7 newly listed Needham properties were available for under $650,000. Two raised ranches were placed under agreement on Stockdale Road, while 25 Otis Street highlighted the activity at the upper end of the market.

According to MLS data, there were 5 Needham houses that sold in the last 10 days. The pricing was again dominated by the lower end of the market – the sales ranged in price from $385,000 – $776,000.

Currently, there are 111 Needham homes for sale on MLS. This includes 13 homes listed for sale that are technically under agreement, but the sales agent is still showing the property. The overall, average list price is over $1 million and the average days on market is currently about 100.

Market activity will likely slow as we head into the Easter holiday weekend, but activity for the rest of April is expected to be brisk since the home buyer tax credit is set to expire at the end of the month.

This has been another busy week in Needham so far. There have been 15 new homes listed for sale in Needham over the last seven days. A few of the highlights include: 9 Newbury Park, a 1,608 SF house located on a 13,939 SF lot on a nice Needham street came on the market today. The property is listed for sale for $629,000 and might go quickly. A couple of interesting listings in the over million dollar market were also listed this week. 25 Otis Street, a 3,404 SF home located on a 8,276 SF parcel is listed for $1,190,000. 16 Savoy Road is a 4,000 SF (including basement) is listed for $1,225,000. Both of these homes might be worth checking out.

4 Kimball Street, a 3,104 SF colonial built in 2006 was listed for $1,225,000. This property was placed under agreement after one week on the market.

Our landscaper, Don Decastro, has started the hard scapes including the paver driveway shown above. A total of nine new homes hit the market this week in Needham as there are signs that inventory levels are starting to increase as we head into the Spring market. Some of the highlights include:

22 Mercer Road, (asking $519,000) which is already under agreement, is a 1,295 SF cape located in Needham Heights

71 Falcon Road (asking $685,000), is 1,752 SF cape style home located in the Mitchell school district.

34 Kimball Street (asking $680,000), is a 2,000 SF colonial located near the center of town

The newest listing, 253 Rosemary Street, is a 13,068 SF lot that is on the market for $444,900. This listing last traded in July 2009 for $325,000.

We received in our email today the daily news from Banker and Tradesman. The two lead headlines read:

1) Bay State New Construction Permits Up In January
Permits for new home construction in Massachusetts rose 44 percent year-over-year in January, according to numbers from the U.S. Census Bureau.

2) Existing Home Sales Unexpectedly Plunge In January
Sales of previously owned homes nationwide unexpectedly plunged in January, an industry survey showed on Friday, fresh evidence the housing market has yet to find stable ground.

Two conflicting reports that suggest that the direction of the real estate market is still ultimately unclear.

Positive Housing Reports from the Warren Group & MAR

In reports released today, both the Warren Group and the Massachusetts Association of Realtors (“MAR”) cited positive growth in the Massachusetts real estate market.

The Warren Group, which publishes Banker & Tradesman, reported a 9.6% increase ($285,000 from $260,000) in the median sales price for Massachusetts single family homes from January 2009. The group also reports an increase in sales volume of 11.8% over January 2009.

Similarly, a MAR report for the same time period states that the median sales price for single family homes was $300,000 in January 2010, up 14.1% from $263,000 in January 2009.

The Warren Group and MAR employ slightly different methods to track activity.

Both organizations are quick to reference the tax credit and low interest rates as the primary contributors to the spike in activity and prices.

Needham Real Estate: February 2010 Market Update

The current inventory level in Needham is low with only 73 homes listed for sale on MLS (as of February 17th, 2010). This number is further reduced by seven homes that are currently under agreement, but still tagged as active by their listing brokers. The Needham market is top heavy with an average listing price of over $1,000,000. There are 35 homes available for sale for over $1 million, which makes up nearly half of the current inventory.

On the other hand, there is very limited opportunity for buyers looking in the $800K price level, with only two homes listed for sale from $800,000 – $900,000. Further, there are only three homes currently listed for sale in the $700,000 – $800,000 range, and one of them is significantly overpriced.

The overall lack of quality inventory could lead to a spike in pricing this Spring. As a result, Needham buyers looking to make a move this year should be doing their due diligence now so that they are prepared to act when the right property comes along. There may be only a few great opportunities for the rest of the year.

Many homeowners have postponed listing their homes for the past year due to the economy and are waiting for the spring thaw before venturing back out into the real estate waters. Backed by the government’s tax credit to help lure buyers, signs are pointing for positive results for well priced and well positioned listings. Even so, it is important for sellers to be mindful of the still fragile environment in the real estate market.

Pricing and positioning are extremely important factors in selling your home, and they are among the few factors that you can control. As a homeowner, it is often difficult to be objective when it comes to pricing your home. Overcoming bias and the tendancy to overestimate your home’s value are the greatest challenges a homeowner faces in the process of determining an effective listing price.

Use your agent for his/her experience, sales skills, network…etc, but equally for their objectivity. Look at the market comparables and discuss with your agent how your home measures up over a variety of criteria. Do not just focus on the positive aspects of your home because they may be overshadowed by one or more negative attributes. The hard part is that you may not view the negative as a negative, but the market might.

Remember that your first price is your best chance for a timely sale. Good luck this spring.

National Housing News

The National Association of Realtors reports the median price for existing home sales rose 1.5 percent in December 2009, rising to $178,300. Distressed homes made up 32% of all home sales in December. The bump in median prices is attributable to a lack of affordable housing inventory in many areas (which lead to multiple bids on many properties) as well as increasing sales of mid to upper priced homes (s ource: huliq.com).

On the other hand, the number of existing home sales dropped 16.7% in December, per CNNmoney.com. This is in part due to a rush by buyers to complete sales in November ahead of the anticipated end of the $8,000 first-time buyer tax credit (which was subsequently extended and expanded). Sales for December 2009 were still up 15 percent over December 2008, on track for an adjusted rate of 5.45 million homes.
