Hawthorn Builders was engaged to alter the living space on the first floor of a renovated Cape in Needham's Mitchell School District.  The scope included expanding the existing kitchen into a seldom used room in the back of the house to create an open floor plan with more natural flow.  The entrance to the dining room was also widened to open the space further.  The existing full bath on the first floor was gutted and redone with a custom shower, new fixtures and the addition of a linen closet.  The floors were refinished throughout, windows were replaced and other minor renovations and improvements were made inside the home as well.  The project began in May 2011 and was materially completed by late July.

The detailed project scope included the following:

• demolition of existing kitchen including cabinets, appliances, flooring and wall separating kitchen from rear bedroom
• widening opening between kitchen and dining room
• inserting structural beams to support increased spans in kitchen & dining room
• demolition of existing first floor bath
• relocation & removal of existing HVAC in work space
• installation of new kitchen cabinets
• installation of new countertops
• installation of new appliances
• tiling of bathroom floor, shower and kitchen backsplash
• installation of new plumbing fixtures in kitchen & bath 
• installation of new hardwood floor in kitchen and refinishing of all floors on first level
• framing and installation of new windows in kitchen
• installation of new recessed lighting in kitchen and fixtures in kitchen, dining room and bath
• installation of crown moulding & trim throughout first floor
• installation of new doors on first floor
• installation of new front door
• miscellaneous electrical and plumbing work
