Hawthorn Builders was engaged to design and construct a two+ story addition to a home in Needham's Mitchell School district.  The home was a side entrance Colonial with a one car garage attached to an unconditioned breezeway.  The plans included the removal of the breezeway and garage which were replaced by a new, expanded garage attached to the home through a mudroom with access to the front and rear yards as well.  Above the garage and mudroom are 2 new bedrooms.  In the rear of the house, a 2 story above ground addition with a full finished basement featured a family room on the first floor, a master suite on the second floor and a playroom with a full bath in the basement.  Two existing second floor bedrooms and a full bath were renovated as well.  The owners had previously redone their kitchen and first floor bath so those rooms were not included in the renovation.  Other improvements included a new roof, new cedar shingles throughout new and existing space, new HVAC, radon mitigation, sump pump and irrigation system.


Scope included the following:
  • Demo of existing garage, deck and breezeway
  • Excavation for and installation of new foundation for addition
  • Construction of 2+ story addition to plan specifications including:
    • family room
    • expanded dining room
    • mudroom
    • master suite
    • 3 additional 2nd floor bedrooms for total of 5
    • new playroom and full bath in basement
  • Installation of new HVAC system featuring 2 zones of Hydro Air
  • Stripping of existing siding and installation of white cedar shingles
  • Installation of new 30 year architectural shingled roof
  • New insulation, blueboard & plaster
  • New electrical & plumbing including recessed lighting throughout
  • New red oak hardwood flooring throughout addition
  • Professional landscaping including irrigation, paver patio, sod and plantings
